Rental Contract

AMENDMENT TO LEASE
THIS AMENDMENT TO OFFICE LEASE AGREEMENT (this "Amendment") is made effective as of March 25, 2023, and entered into between Versatile Impact, LLC and .

RECITALS:
A. WHEREAS. Versatile Impact, LLC and well enter into the Lease Agreement on March 25, 2023 , pursuant to which Versatile Impact, LLC to that certain office space of approximately 256square feet of Floor Area and as more particularly described in the Lease (the "Premises"), being known as Suite C located within the Building having a street address of 8 Benson Street, Hartwell Ga, 30643;

B. WHEREAS, the current Lease Term will expire on February 28th, 2024, pursuant to the terms of the Lease

2. Amended Provisions of Lease. As of the Amendment Date, the Lease is hereby amended as follows:

(a) Term shall be extended and expire on February 28th, 2024.
(b) The Base Rent as provided in Section 3.1 of the Lease and the Payment of Utility and Service Charges provided for in Section 4.2 shall be combined ( referred to herein as the Total Rent) and shall be payable as follows:
Three Hundred and Fifty Dollars ($350) monthly starting , and continue thru February 28th, 2024.

must pay $350 secure fee with first month rent after signing this contract. Each payment will be due the 1st of every month. Payment will be consider late after the 5th of every month. Each week after the 5th of every month $20 late fee will be included.

3. Miscellaneous.

(a) Except as specifically modified by this Amendment, all of the provisions of the Lease are confirmed to be and shall remain in full force and effect. In the event of any conflict or ambiguity between the terms and provisions of this Amendment and the terms and provisions of the Lease, this Amendment shall control to the extentof such conflict or ambiguity.
(b) This Amendment shall be binding upon and shall inure to the benefit of Landlord and Tenant and their respective successors and assigns.
(c) This Amendment shall be governed by and construed in accordance with the laws of the State ofGeorgia.

(d) This instrument shall not become effective, nor shall either party have any obligation hereunder, unless and until this instrument has been fully executed and delivered.
(c) This Amendment may be executed in two or more counterparts, each of which shall be deemed an original, but all of which taken together shall constitute one and the same instrument.
